The Senior Project Manager works with the Superintendent to coordinate subcontractors and suppliers and to meet all contractual responsibilities. This position is also responsible for creating bid packages, completing bid analyses, and creating subcontracts for all scopes of work.</span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Role and Responsibilities</span></p>\n<ul>\n<li>May manage one large project or several projects, depending on dollar value and complexity</li>\n<li>Read, understand, and interpret plans, specifications and contract documents</li>\n<li>Be able to perform all Project Engineer duties. Mentor and train Project Engineer(s) on assigned projects and tasks.</li>\n<li>Partner with the Project Superintendent(s) to manage all field and office operations for the project</li>\n<li>Be able to create bid packages that fully describe and delineate scope of work quickly, efficiently, and accurately</li>\n<li>Be able to accurately compare bids and create a thorough bid analysis for each work system</li>\n<li>Be able to create subcontracts for all scopes of work in a timely fashion</li>\n<li>Responsible for the financial performance and reporting for projects</li>\n<li>Manage and comply with project budgets; understand what is/is not included in the budget</li>\n<li>Communicate, document, and track changes to the budget, process changes to client and subcontractors promptly</li>\n<li>Responsible for flow of communication for a project including, but not limited to, RFIs, submittals, updating documents, maintaining accurate and detailed meeting notes and conversation Ensure the input of all the data into the appropriate Procore sections.</li>\n<li>Assist the Superintendent in updating schedules and assuring contractual responsibilities are met</li>\n<li>Establish documentation and administrative procedures for the project regarding contracts and construction documents</li>\n<li>Understand the big picture of the project(s) and of CCI including accounting, invoicing, GL codes, sales tax laws, master subcontracts, insurance, L&amp;I, and safety</li>\n<li>Understand the complications of billing requirements for client and client’s financial institution</li>\n<li>Familiar and proficient with different contracting models including lump sum, cost plus and GMP</li>\n<li>BIM experience a plus</li>\n<li>Maintain a minimum of 40 billable hours per week</li>\n<li>This is a fully onsite position</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Hiring Requirements</span></p>\n<ul>\n<li>Bachelor of Science in Construction Management, Engineering or related Preferred</li>\n<li>5 years of progressive construction experience as project engineer, project manager or superintendent for a general contracting firm</li>\n<li>Experience leading teams</li>\n<li>Excellent communication and interpersonal skills to collaborate with field staff, architects, engineers, and owners</li>\n<li>Good understanding of all construction means and methods</li>\n<li>Excellent bidding and estimating skills</li>\n<li>Excellent computer skills including Microsoft Office, Procore, Bluebeam, Navisworks</li>\n<li>Valid Driver’s License and dependable transportation</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Physical Requirements</span></p>\n<p><span>The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.</span></p>\n<ul>\n<li><span>Able</span> <span>to</span> <span>stand</span> <span>and</span> <span>walk</span> <span>for</span> <span>a</span> <span>10-12-hour</span><span> day</span></li>\n<li><span>Able</span> <span>to</span> <span>lift</span> <span>50 lbs</span><span>,</span> <span>including</span> <span>overhead</span></li>\n<li><span>Able</span> <span>to</span> <span>perform</span> <span>physical</span> <span>and</span> <span>repetitive</span> <span>motions</span></li>\n<li><span>Able</span> <span>to</span> <span>sit,</span> <span>walk,</span> <span>stand,</span> <span>bend,</span> <span>squat,</span> <span>climb,</span> <span>kneel</span> <span>and</span> <span>twist</span> <span>on</span> <span>an</span> <span>intermittent</span> <span>or</span> <span>continuous basis</span></li>\n<li><span>Able</span> <span>to see, talk, and hear</span></li>\n<li><span>Able</span> <span>to</span> <span>climb</span> <span>permanent</span> <span>and</span> <span>temporary</span> <span>stairs</span></li>\n<li><span>Able</span> <span>to</span> <span>climb</span> <span>ladders</span> <span>and</span> <span>negotiate</span> <span>work</span> <span>areas</span> <span>under</span> <span>construction</span></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Additional Training/Certification</span></p>\n<p><span>The following certifications are required for this position. The annual salary for this position is $130,000 –$165,000 DOE. We offer two options for health care insurance and pay 100% of the employee’s monthly premium for the base plan.
