Responsible for ensuring that the physical aspect of the apartment community meets company standards and applicable laws. Perform interior and exterior cleaning, apartment turns, and diagnose problems and makes repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall and spackle, exterior structural and appliance.</p>\r\n\r\n<p style=\"margin-right:16px\">&nbsp;</p>\r\n\r\n<p><strong>Essential Duties and Responsibilities </strong>include the following. Other duties may be assigned as needed.</p>\r\n\r\n<p style=\"margin-right:16px\">&nbsp;</p>\r\n\r\n<p style=\"margin-right:16px\">Level II Responsibilities:</p>\r\n\r\n<ul>\r\n\t<li>Participate in 24-hour on-call rotation with ability to respond within expected timeframe, address any immediate issue causing disruption of vital systems to residents and/or damages to property with full repairs to be completed timely and independently within reason</li>\r\n\t<li>Complete work orders consistently within 1 business day of submission independently within reason.</li>\r\n\t<li>Complete apartment turns consistently within 6 days of move-out independently within reason.</li>\r\n\t<li>Complete preventative maintenance inspections &amp; repairs consistently as scheduled independently within reason.</li>\r\n\t<li>Maintain company records per policy (i.e., work order documentation, time worked and completion via mobile app, missed punch and on-call punch forms, timecards, etc.)</li>\r\n</ul>\r\n\r\n<p style=\"margin-right:16px\">&nbsp;</p>\r\n\r\n<p style=\"margin-right:16px\">Additional Responsibilities:</p>\r\n\r\n<ul>\r\n\t<li>While on call must respond by telephone immediately and begin repair work.</li>\r\n\t<li>Must be available on notice in the event of snow and ice and other on-site emergencies. Position requires snow removal and salting.</li>\r\n\t<li>Perform carpentry work such as fitting doors, freeing windows, sanding and refining doors, caulking, grouting, adjusting doors and cabinets, replacing molding and other work orders.</li>\r\n\t<li>Responsible for maintaining grounds and common areas including picking up trash, sweeping sidewalks/driveways, watering trees, shrubs and flowers, cleaning offices, hallways, restrooms, lounge areas, fitness area, stairways, leasing office, etc.</li>\r\n\t<li>Repair concrete, molding, masonry, roof, broken glass, tile, carpet, screens, garbage disposal, fixture and fencing when required.</li>\r\n\t<li>Perform repairs on items such as appliances, fixtures, switches, outlets circuits etc.</li>\r\n\t<li>Carry out HVAC maintenance as required by EPA (HVAC certification required).</li>\r\n\t<li>Maintain &ldquo;curb appeal&rdquo; of the property by maintaining a clean pool area and grounds and monitoring the cleanliness of the community by daily inspections.</li>\r\n\t<li>Carry out preventative maintenance by performing &#39;tests&#39;, on all property equipment (to include electrical, plumbing and heating, fire/safety) and listen for unusual sounds from equipment, detect malfunction and discuss machine operation variation with supervisor or other maintenance workers to diagnose problem or repair on machine.</li>\r\n\t<li>Mount, install and maintain all fire extinguishers and smoke detectors.</li>\r\n\t<li>Assist in inspection of property.</li>\r\n\t<li>Assist in maintaining of maintenance materials and supplies.</li>\r\n\t<li>Be familiar with the location of gas and water meter cut off, all apartment cut off and sewer clean outs.</li>\r\n\t<li>Test all locked doors and key sets.</li>\r\n\t<li>Paint interior and exterior.</li>\r\n\t<li>Can work as a team as well as independently and help others both at the community and other communities within the Woodmont Properties portfolio and be flexible in transferring to other local regional communities, if required.</li>\r\n\t<li>Responsible for daily cleanup of Maintenance Shop.</li>\r\n\t<li>Attentive and cautious with regards to the overall security of the property and resident apartment homes. Keeping all keys, including employee keys in your watchful possession, never to be handed to any unauthorized person including vendors and contractors.
