    "description": "<h2> </h2>\n<p><strong>Maintenance Assistant</strong></p>\n<p><strong>Location: Myrtle Beach, SC</strong></p>\n<p><strong>Position Summary</strong></p>\n<p>Under the general direction of the Maintenance Director, the Maintenance Assistant is responsible for the overall maintenance/upkeep of the physical facility(building and grounds) including preventative maintenance, repairs, and inspections.</p>\n<p> </p>\n<p> </p>\n<p><strong><u>Key areas of responsibilities:</u></strong></p>\n<ul>\n <li>Ensure all aspects of the building are in a good state of repair.</li>\n <li>Respond to maintenance requests on a daily basis.</li>\n <li>Maintain Unit Maintenance Log for each apartment.</li>\n <li>Monitor and maintain Building Inspection Schedule that includes preventative maintenance program and all required system inspections.</li>\n <li>Remain on call 24 hours a day for emergency maintenance needs.</li>\n <li>Perform routine janitorial duties in order to keep building and grounds clean and neat.</li>\n <li>Snow removal and landscaping not performed by outside contractors.</li>\n <li>Perform mandatory annual unit inspections completing required documentation.</li>\n <li>Order maintenance supplies and monitor inventory.</li>\n <li>Maintain dumpster area and monitor trash pickup.</li>\n <li>Perform welcome orientation with new residents.</li>\n <li>Other duties as assigned.</li>\n</ul>\n<p><strong><u>Education, Experience and Skills Required:</u></strong></p>\n<ul>\n <li>Self-starter, willing to trained and learn on the job. </li>\n <li>Reliable transporation. </li>\n <li>Excellent communication skills and a compassion for older adults.</li>\n <li>Basic knowledge of plumbing, electrical, heating/cooling, and general repair skills.</li>\n <li>Motivated, self-started, task orientated, computer knowledge, team player</li>\n</ul>\n<p><strong><u>Physical Demand Requirement:</u></strong></p>\n<p>The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the Maintenance Assistant.</p>\n<p> </p>\n<ul>\n <li>While performing the duties of this job, the employee is regularly required to stand, talk, bend, stretch, pull or push and lift items. </li>\n <li>Specific vision abilities required by this job include close vision, depth perception, and the ability to adjust focus.</li>\n</ul>\n<p><strong><u>_____________________________________________________________________________________</u></strong></p>\n<p><strong>Benefits/Perks</strong></p>\n<ul>\n <li>Competitive salary commensurate with experience.</li>\n <li>Comprehensive benefits package including health, dental, and vision insurance.</li>\n <li>401(k) retirement savings plan with company match.</li>\n <li>Opportunities for professional development and advancement.</li>\n</ul>\n<p> </p>\n<p><strong><em>Note: This job description is not intended to be all-inclusive.
