This role oversees all maintenance functions, including repairs, unit turns, preventive maintenance, safety, vendor coordination, and supervision of on‑site maintenance staff. The ideal candidate is skilled, organized, safety‑minded, and committed to delivering excellent service to residents.</span></p>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Key Responsibilities</span></span></p>\n<ul>\n<li><span style=\"font-size: 12pt\">Supervise, schedule, and perform daily maintenance operations.</span></li>\n<li><span style=\"font-size: 12pt\">Coordinate with the Community Manager on unit walks, inspections, move‑ins/outs, and project planning.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure all repairs/replacements necessary for apartment to be occupied are completed.</span></li>\n<li><span style=\"font-size: 12pt\">Manage weekly make‑ready schedules and service request assignments; monitor progress and quality.</span></li>\n<li><span style=\"font-size: 12pt\">Assist with hiring, training, coaching, and evaluating maintenance staff.</span></li>\n<li><span style=\"font-size: 12pt\">Respond to and prioritize resident service requests; ensure timely completion with minimal callbacks.</span></li>\n<li><span style=\"font-size: 12pt\">Walk and prepare vacant units; ensure all repairs and cleaning are completed prior to move‑in.</span></li>\n<li><span style=\"font-size: 12pt\">Identify safety hazards, perform property safety audits, and ensure proper use of PPE and procedures.</span></li>\n<li><span style=\"font-size: 12pt\">Oversee preventive maintenance for equipment, systems, and apartments.</span></li>\n<li><span style=\"font-size: 12pt\">Manage inventory, order supplies within budget, and assist with annual budget planning.</span></li>\n<li><span style=\"font-size: 12pt\">Maintain clean, organized maintenance areas; respond to emergencies and weather‑related issues.</span></li>\n<li><span style=\"font-size: 12pt\">Coordinate vendor work, warranty items, and quality control.</span></li>\n<li><span style=\"font-size: 12pt\">Perform maintenance technician duties as needed.</span></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Qualifications</span></span></p>\n<ul>\n<li><span style=\"font-size: 12pt\">5+ years general maintenance experience; 1+ year multifamily/industrial/institutional service request experience preferred.</span></li>\n<li><span style=\"font-size: 12pt\">Previous supervisory experience required.</span></li>\n<li><span style=\"font-size: 12pt\">Strong troubleshooting skills in HVAC, plumbing, electrical, appliances, pools/spas, irrigation, and related systems.</span></li>\n<li><span style=\"font-size: 12pt\">Valid driver’s license or reliable transportation.</span></li>\n<li><span style=\"font-size: 12pt\">Ability to read/write English at an intermediate level and perform basic math.</span></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Skills &amp;
