The Project Director will be responsible for managing the Cunningham’s interests, risk &amp; delivery strategy on the contract to guide the project to Commercial success.</p>\n<p> </p>\n<p><span style=\"font-weight: bold\">REPORTING TO:</span> Construction Director</p>\n<p><span style=\"font-weight: bold\">LOCATION:</span> Clondalkin, Dublin</p>\n<p><span style=\"font-weight: bold\">CONTRACT TYPE:</span> Full-Time, Permanent</p>\n<p><br><br></p>\n<p><span style=\"font-weight: bold\">Role Responsibilities</span></p>\n<p> </p>\n<ul>\n<li>Provide overall leadership and direction for the delivery of the development from mobilisation to completion.</li>\n<li>Agree commencement date, and arrange for completion of the contract documents</li>\n<li>Ensure that all aspects of quality, the Environment and progress are in accordance with the contracted requirements</li>\n<li>Assist in the selection and vetting of major S/Cs and suppliers (including HSEQS vetting)</li>\n<li>Agree employee resource plan with the Construction Director</li>\n<li>Responsible for setting the design strategy and scope of novated services (If part of project scope)</li>\n<li>Manage S/C including S/C progress meetings and S/C pre-order meetings</li>\n<li>Manage employee resources, including cover for site when staff are on annual leave or training</li>\n<li>Chair Internal Team Meetings/attend and chair Subcontractor meetings</li>\n<li>Manage Prelims in accordance with PEP and prepare applications for extension of time with SQS/QS</li>\n<li>Review constructability and identify methods of execution with commercial or programme advantage where possible</li>\n<li>Monitor and assist planning team on overall site progress against programme (PEP). Agree programmes with subcontractors and monitor progress with the SM</li>\n<li>Monitor cost, risk, administrative procedures and company correspondence</li>\n<li>Lead the project team, supply chain principals and clients, in the relentless strive for Zero Incidents, Zero Injuries and quality standards.</li>\n<li>Communicate with Cunningham senior leadership and advise the contract team of any potential legal, IR, safety, environmental, technical or construction items as required</li>\n<li>Monitor interim accounts and payments with Commercial Manager, progress and profitability of the contract and report with the contract team at the monthly cost meetings.</li>\n<li>Monitor with Commercial Manager Final Account and Loss and Expense negotiations. Apply cost-benefit analysis to all activities, estimates and forecasts overall costs.</li>\n<li>Co-ordinate the production of the monthly CVR reports, with the commercial and Design manager and prepare/advise on forward strategy.</li>\n<li>Identify any potential issue which may lead to additional costs or delays and plan for recovery</li>\n<li>Ensure that internal control meetings are held at regular intervals</li>\n<li>Ensure procurement of all relevant certificates including Practical Completion, Partial Possession where applicable, Making Good Defects and Final Certificate</li>\n<li>Monitor post contract service during defects liability period &amp; retain responsibility for any matter in connection with the project after the issue of the final certificate</li>\n<li>Strategic Management of the client and any key stakeholders involved in the project, including communicating potential business development opportunities</li>\n<li>Ultimate management of the Project team - mentor and develop staff and ensure competency of individuals carrying out delegated duties</li>\n<li>Ensures that the Cunningham team is cohesive, communicates well together and operates as a single unit, in line with Cunningham values.</li>\n<li>Mentor, appraise and measure performance of all direct reporting staff and drive actions/activities identified in the individual’s development plan</li>\n</ul>\n<p> </p>\n<p> </p>\n<p> </p>\n<p> </p>\n<p><span style=\"font-weight: bold\">The Candidate</span></p>\n<p><span style=\"font-weight: bold\">Qualifications &amp; Experience:</span></p>\n<ul>\n<li>15 years’ experience in construction with similar contracting organisations</li>\n<li>In depth understanding of the market in Ireland, which the company operates, including an awareness of competitors and new initiatives</li>\n<li>Proven finance control/reporting ability</li>\n<li>Working knowledge of Construction techniques and Design and Build projects</li>\n<li>Familiarity with working on complex residential projects</li>\n<li>Proficient in planning and prioritising daily site tasks</li>\n<li>Commercially proficient with Public works Ireland form of contract</li>\n<li>Comprehensive knowledge and understanding of all the trades required on site, the codes of practice relating to them and the requirements for them, to be able to carry out required self-delivery works</li>\n<li>Delivery focused and driver of performance</li>\n<li>Good Communication skills</li>\n<li>Strategic Risk Management</li>\n<li>Ability to hold people to account in terms of implementing Safety philosophy</li>\n<li>Academic and/or professional industry related management qualification</li>\n<li>Membership of an Industry related Professional Institution - such as MCIOB or CEng MICE</li>\n<li>CVRs, PEP and Contract Management</li>\n</ul>\n<p> </p>\n<p><span style=\"font-weight: bold\">Skills &amp; Attributes:</span></p>\n<ul>\n<li>The ability to work as part of cross-functional teams.</li>\n<li>Excellent communicator, with ability to convey complex information well.</li>\n<li>The ability to create and maintain good working relationships with colleagues and clients.</li>\n<li>Highly organised in relation to management of tasks and deadlines.</li>\n<li>Good attention to detail.</li>\n<li>Troubleshooting and problem-solving skills.</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-weight: bold\">Additional information</span></p>\n<ul>\n<li>All candidates must have the Right to Work in the UK and in the Republic of Ireland at the time of application. Proof of this will be required for any candidate who is successful in the role.</li>\n<li>This role will at time to time, require working in other locations, including construction sites or at client offices.
