CloudHQ has state-of-the-art data center sites located on two Northern Virginia campuses, as well as London, Frankfurt, Paris, Milan, and São Paulo, and we anticipate exponential growth over the next several years both in the US and abroad.<br>&nbsp;</p><p><strong>What The Role Entails:</strong></p><p>The Preconstruction Manager will oversee the preconstruction phase of CloudHQ’s Data Center projects, ensuring projects are well-defined, accurately estimated, and prepared for a smooth transition to construction. This role requires close collaboration with development and construction teams to provide guidance on cost estimation, budget forecasting, constructability, and contract negotiations, focusing on cost efficiency and speed to market. As the primary liaison and communicator for preconstruction activities, the manager will represent CHQ’s development department internally and externally, leading interactions with general contractors and design teams.<br>&nbsp;</p><p><strong>Responsibilities:&nbsp;</strong></p><ul><li>Coordinate and develop project budgets, handle take-offs, and negotiate contracts.</li><li>Collaborate with design and construction teams to align design schedules with procurement needs and review project documents for constructability.</li><li>Support the sales team in responding to client RFPs and evaluate design and construction methods for cost optimisation.</li><li>Prepare bid packages, evaluate proposals, and manage pre-construction budgeting and procurement throughout the project lifecycle.</li><li>Build partnerships with architects, engineers, contractors, and local municipalities.</li><li>Generate management reports and participate in project meetings between CHQ and design/construction teams.</li><li>Champion CHQ initiatives and develop innovative solutions to streamline processes.</li><li>Ensure adherence to safety standards and promote a safe working environment.</li><li>Uphold and promote the core values of CloudHQ.</li><li>Perform additional duties as assigned by a supervisor.</li></ul><p><strong>What You Bring To The Role:</strong></p><ul><li>Bachelor’s degree in Real Estate Development, Construction Management, Engineering, or a related field.</li><li>At least 5 years of experience in complex commercial development or construction management; data centre experience preferred.</li><li>Technical knowledge of building mechanical or electrical systems; experience with general contractors or subcontractors is a plus.</li><li>Strong analytical and organisational skills, with expertise in project planning, budgeting, and cost estimation.</li><li>Proficiency in Microsoft Office 365 (especially Excel) and strong quantitative skills for budget management.</li><li>Ability to analyse project specifications and conduct quantity take-offs.</li><li>Knowledge of value engineering and cost-saving strategies.</li><li>Experience with construction contracts, bid documents, and RFP development.</li><li>Strong leadership and communication skills, able to guide teams and engage external stakeholders.</li><li>Innovative and adaptable, comfortable in a fast-paced, dynamic environment.</li><li>Demonstrates strong ownership, following tasks through with minimal oversight and ensuring accuracy and completeness.</li><li>Upholds strong moral principles and acts in the best interest of the organisation; all candidates must pass background checks.</li><li>Ability to travel to sites as needed, with willingness to respond to project needs during emergencies and work extended hours</li></ul><p><br></p><p><strong>What We Offer:&nbsp;</strong></p><p><br></p><p>CloudHQ’s people and culture are the most enriching aspects that make us a great place to work.
