Project Manager
Reports to: Director, Sustainability Services
Location: New York, NY
Bright Power is seeking a highly organized, dedicated, and enthusiastic Senior Project Manager to join our Sustainability Services team. Senior Project Managers work with real estate developers, contractors, architects, and mechanical engineers to consult on decarbonization, building performance, and sustainability through the design and construction phases of new construction and rehabilitation projects predominantly in the New York City metro area, that are pursuing various types of certification and incentive programs, including Enterprise Green Communities, Energy Star, LEED, and Passive House standards.

Primary tasks
Manage large multifamily high-performance/passive house green building projects
Advise on decarbonization and sustainability as it relates to all aspects of a project (i.e. building systems, building site assemblies, materials, constructability, site related improvements, active design etc.).
Recommend energy efficiency and resiliency strategies supported by engineering calculations, building science, and simulations
Track progress of multiple projects simultaneously and work with other internal Bright Project team members as well as external design and construction teams to keep projects on track to meet performance/program goals
Perform architectural and engineering design reviews and communicate feedback to design teams
Advise on requirements for relevant building certifications, including Energy Star, Enterprise Green Communities, LEED , and Passive House.
Perform energy modeling to simulate projected building performance
Review construction submittals
Perform construction inspections and testing to ensure quality installation of building envelope and mechanical systems, including air leakage testing such as envelope air leakage and duct leakage testing
Maintain working knowledge of newest technologies and trends in the building energy industry
Stay up to date on iterative changes related to ASHRAE Standards, Energy Code, certification programs and state/city energy incentives.
Complete documentation associated with program compliance and liaise with partner program administrators
Improve team tools, processes, and deliverables by applying fresh eyes and diversified thought
Manage or mentor a small group of Project Engineers and Project Managers
Qualifications
Ideal Candidates Will Have:
Education: Degree related to the fields of Architecture, Engineering, Construction, or other relevant academic programs.
Knowledge of Passive House Institute US (Phius), Passive House Institute (PHI), ENERGY STAR Multifamily New Construction (MFNC), Enterprise Green Communities (EGC), LEED New Construction, and other rating/certification programs.
Experience working with WUFI Passive, DesignPH, Passive House Planning Package (PHPP), and SketchUp
Experience with thermal bridge modeling (THERM, Flixo, HTflux) preferred
Experience with hygrothermal modeling (WUFI Plus) preferred
Work experience in engineering or architecture, particularly with an emphasis on building performance and sustainability
Work experience including 3-5 years working on PHIUS projects or Certified Passive House Consultant (CPHC).
Interpret and effectively communicate about architectural, mechanical, plumbing, electrical, and structural design documents Strong understanding of engineering calculations for mechanical design including heating and cooling loads and ventilation.
Understanding of building science and building envelope design, including a strong understanding of mechanical concepts including heat transfer and fluid mechanics and their relevant applications in building science and MEP design.
Experience performing construction inspections or construction management
Experience with performance testing of large buildings with complex systems and envelopes (ideally certified as a HERS Rater, Phius Rater/Verifier, BPI, or other applicable field credential)
Credential as a Certified Passive House Consultant (CPHC/D) or Professional License (Registered Architect or Engineer) preferred
Excellent organizational and time management skills
Ability to critically problem solve and troubleshoot independently
Ability to analyze and disseminate data clearly
Strong adaptable communication
Strong writing abilities
Proactivity and passion for leading a project team to implement high-performance best practices into building design and construction
OSHA 10 and on site inspection experience a plus
Salary Range: $90,000 - $110,000

Jobsite Work Environment
Job sites have inherent hazards, based on the activities performed at the site. Protective equipment (such as: work-boots, safety glasses, hardhats, hearing protection, etc.,) may be required to be worn at times while on a job site, due to construction and safety hazards that may be present. The noise level may warrant hearing protection. Visits to Job Sites may result in exposures to various hazards (such as: to extreme heat (100+F in boiler rooms), carbon monoxide, asbestos, lead paint, moldy dusty attics/crawlspaces, fiberglass insulation, hot pipes and/or hot metal, or high noise levels, etc.). Employees must be capable of using protective equipment and following specific safety procedures, as needed.
Physical Demands
The employee must occasionally lift and/or move up to 40 pounds. Specific vision and hearing abilities may be required by this job, which include close vision and ability to adjust focus based on the task and surrounding activity. The employee is occasionally required to stand; walk and stoop, kneel, crouch, or crawl.
