Responds to all work requests in a timely and courteous  manner. Is tasked by and reports to the Facility Manager. Performs other duties as assigned. Applicant will be required to provide three references and pass a drug test.</span></p>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Essential Duties and Responsibilities:</span></p>\n<ol>\n<li><span style=\"font-size: 12pt\">Carpentry</span>\n<ol>\n<li><span style=\"font-size: 12pt\">Repairing doors, windows, floors and other carpentry-related issues.</span></li>\n</ol>\n</li>\n<li><span style=\"font-size: 12pt\">Grounds Maintenance</span><br>\n<ol>\n<li><span style=\"font-size: 12pt\">Routinely inspect outdoor lighting and informational signs for function and damage; make any repairs as necessary.</span><br></li>\n<li><span style=\"font-size: 12pt\">Remove snow and ice from walks and spread ice melt as needed.</span></li>\n<li><span style=\"font-size: 12pt\">Landscape when necessary to include weeding, tree trimming, leaf blowing, gutter work and parking lot drain maintenance</span></li>\n</ol>\n</li>\n<li><span style=\"font-size: 12pt\">Painting</span>\n<ol>\n<li><span style=\"font-size: 12pt\">Preparing surfaces and painting walls, ceilings, and other areas. May include dry wall repair.</span></li>\n</ol>\n</li>\n<li><span style=\"font-size: 12pt\">Equipment Maintenance</span>\n<ol>\n<li><span style=\"font-size: 12pt\">Maintaining and repairing office equipment, furniture, and other facility assets. May include leaf blowers, chainsaws, grounds cart, tractor and lift.</span></li>\n</ol>\n</li>\n<li><span style=\"font-size: 12pt\">Electrical</span>\n<ol>\n<li><span style=\"font-size: 12pt\">Troubleshooting electrical issues, replacing light fixtures, and ensuring safety standards are met.</span></li>\n</ol>\n</li>\n<li><span style=\"font-size: 12pt\">Plumbing</span>\n<ol>\n<li><span style=\"font-size: 12pt\">Repairing leaks (copper, PEX, PVC, CPVC), unclogging drains, maintaining water fixtures, and ensuring proper water supply.</span></li>\n</ol>\n</li>\n<li><span style=\"font-size: 12pt\">HVAC</span>\n<ol>\n<li><span style=\"font-size: 12pt\">Maintaining and repairing HVAC systems, including filter changes, condensate drain maintenance. May include coil, air handler and condenser cleaning. Commercial maintenance is strongly preferred. </span></p>\n<p><span style=\"font-size: 12pt\"> </span></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Other requirements for success:</span></p>\n<p><span style=\"font-size: 12pt\">To succeed applicant must have dependable transportation, valid drivers license and insurance as presence is required at multi-site location. Must have reliable phone service for communication.
