    "description": "<h2>Overview</h2>\n<p>The Lead Maintenance Technician is responsible for inspecting and troubleshooting mechanical issues and performing ongoing facility maintenance and repairs.  </p>\n<p>The Lead Maintenance Technician provides exemplary service in a manner consistent with the values and mission of the Castle Group.  He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service. </p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Evaluates systems or facilities to determine maintenance or repairs that need to be performed. </li>\n</ul>\n<ul>\n <li>Responsible for overall maintenance and physical appearance of interior and exterior of the building and common areas </li>\n</ul>\n<ul>\n <li>Conducts daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities, including monthly facility, building, and street light checks </li>\n</ul>\n<ul>\n <li>Collaborates with team members and inspects work performed; delegates assignments as instructed by Maintenance Supervisor and/or Property Manager </li>\n</ul>\n<ul>\n <li>Ensure that all safety and OSHA regulations are followed by teammates, including proper use of PPE’s </li>\n</ul>\n<ul>\n <li>Responds to emergencies in the building as needed and maintains thorough knowledge and understanding of the emergency equipment and procedures established by Management.  </li>\n</ul>\n<ul>\n <li>Assists with hurricane preparation before, during and after a storm.   </li>\n</ul>\n<ul>\n <li>Provides inspection reports and/or checklists to Maintenance Supervisor and/or Property Manager detailing property condition, safety issues and any other critical items.  </li>\n</ul>\n<ul>\n <li>Responsible for stocking and organizing inventory of parts, supplies, and materials while ensuring all inventory purchases have proper approval from Maintenance Supervisor and/or Property Manager  </li>\n</ul>\n<ul>\n <li>Other duties and responsibilities as assigned. </li>\n</ul>\n<p> </p>\n<p><strong>Supervisory Responsibilities</strong> </p>\n<ul>\n <li>Directly manage 1 or more teammates </li>\n</ul>\n<ul>\n <li>Carry out supervisory responsibilities in accordance with Castle’s policies and applicable laws.   </li>\n</ul>\n<ul>\n <li>Responsibilities may include interviewing, hiring, and training, developing and mentoring employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. </li>\n</ul>\n<h2>Qualifications</h2>\n<p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. </p>\n<p><strong>Education and Experience</strong> </p>\n<ul>\n <li>High school diploma or equivalency required.   </li>\n</ul>\n<ul>\n <li>2+ years as a Maintenance Technician or similar position </li>\n</ul>\n<ul>\n <li>Additional vocational training and certifications such as HVAC, CPO certification or other certifications may be required </li>\n</ul>\n<ul>\n <li>Knowledge and understanding of Material Safety Data Sheet (MSDS) required  </li>\n</ul>\n<ul>\n <li>Intermediate knowledge and understanding of irrigation, pest control, and landscaping. </li>\n</ul>\n<ul>\n <li>Position will require a valid Driver’s License. </li>\n</ul>\n<p> </p>\n<p><strong>Skills and Abilities</strong> </p>\n<ul>\n <li>Operate mechanical and electrical machinery/equipment (i.e. blowers, power washer, etc.) </li>\n</ul>\n<ul>\n <li>Excellent verbal and written communication skills.  </li>\n</ul>\n<ul>\n <li>Excellent interpersonal and organizational skills and attention to detail  </li>\n</ul>\n<ul>\n <li>Strong analytical and problem-solving skills. </li>\n</ul>\n<ul>\n <li>Ability to prioritize tasks and to delegate them when appropriate. </li>\n</ul>\n<ul>\n <li>Ability to act with integrity, professionalism, and confidentiality. </li>\n</ul>\n<ul>\n <li>Communicate, receive, and exchange ideas and information by means of spoken and written.  </li>\n</ul>\n<ul>\n <li>Strong customer service, communication, and interpersonal skills to help create effective customer-focused relationships with all levels within the organization.  </li>\n</ul>\n<ul>\n <li>Able to work under tight deadlines and use time effectively based on key priorities. </li>\n</ul>\n<ul>\n <li>Basic command of computer hardware/software is required </li>\n</ul>\n<p> </p>\n<p><strong>Physical requirements</strong> </p>\n<p>The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
