    "description": "<p>We are looking for an experienced Pre-Construction Manager to lead projects from concept through tender and handoff to construction. This is a key leadership role responsible for ensuring projects are financially successful, properly planned, and positioned for seamless execution. If you enjoy collaborating with clients, designers, consultants, and trade partners while driving profitability and delivering exceptional service, we'd love to hear from you.</p>\n<p> </p>\n<p><span style=\"font-weight: bold\">Job Responsibilities</span></p>\n<ul>\n<li>Lead project budgeting, estimating, and quantity take-offs throughout all design phases.</li>\n<li>Manage project costs and drive profitability through accurate forecasting and cost control.</li>\n<li>Coordinate pricing with suppliers, consultants, and trade partners.</li>\n<li>Present budgets and recommendations to clients and key stakeholders.</li>\n<li>Oversee the pre-construction process from planning and design development through tender and project handoff.</li>\n<li>Coordinate architects, engineers, consultants, and subcontractors to ensure project alignment.</li>\n<li>Review drawings and specifications for accuracy, completeness, and constructability.</li>\n<li>Identify project risks early and implement effective solutions.</li>\n<li>Manage tendering activities, evaluate submissions, and support award recommendations.</li>\n<li>Develop and maintain pre-construction schedules, ensuring key milestones are achieved.</li>\n<li>Coordinate permitting, design, and engineering timelines to keep projects on track.</li>\n<li>Communicate project progress, schedule updates, and risks to clients and stakeholders.</li>\n<li>Build strong client relationships and serve as the primary point of contact during pre-construction.</li>\n<li>Lead client meetings and design coordination sessions.</li>\n<li>Prepare and manage proposals, contracts, Letters of Intent (LOIs), and CCDC agreements.</li>\n<li>Continuously improve pre-construction processes, systems, and project delivery practices.</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-weight: bold\">What we are looking for:</span></p>\n<ul>\n<li>5+ years of experience in pre-construction, estimating, project management, or commercial construction.</li>\n<li>Proven experience preparing project budgets, estimates, and tender packages.</li>\n<li>Strong understanding of commercial construction processes, drawings, and project delivery methods.</li>\n<li>Ability to interpret architectural, structural, mechanical, and electrical plans.</li>\n<li>Excellent organizational, communication, and stakeholder management skills.</li>\n<li>Proficiency with Microsoft Office and construction management software.</li>\n<li>Post-secondary education in Construction Management, Engineering, Architecture, or a related discipline is preferred.</li>\n<li>Experience with commercial interior fit-out projects is considered an asset.</li>\n<li>Familiarity with CCDC contracts, procurement processes, and MEPT systems is an asset.</li>\n</ul>\n<p><br></p>\n<p><br><br></p>\n<p><span style=\"font-weight: bold\">What you can expect from us:</span></p>\n<ul>\n<li>Competitive salary – Based on experience, skills, and education.</li>\n<li>Support for work-life balance – paid vacation, weekly work-from-home day, birthday flex day, and performance-based earned time off.</li>\n<li>Core Health Benefits – 100% employer-paid health and dental coverage, and additional funds for flex spending accounts.</li>\n<li>Longevity Rewards – You are an important part of the team, and we value long-term commitment and contributions.
