Gilbane Development Company is seeking an experienced professional to expand our affordable housing & mixed income platform in the New York, NY market.  The ideal candidate will possess a thorough understanding of affordable housing development, including overall deal structuring, land planning, entitlement process, finance, design and construction.</p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Assist with execution of current development pipeline with properties in various stages</li>\n <li>Oversee Analysts & Associates project feasibility studies (Market research, underwriting, investment thesis) and financial closing.</li>\n <li>Lead stakeholders through Design, Construction Cost exercises, and Value Engineering</li>\n <li>Project Management Lead through due diligence, entitlement & permitting, scheduling, and managing the critical path</li>\n <li>Consult with Legal & Finance partners for completing the LOI/PSA, Operating Agreements, Consultant Contracts, and Construction Contracts</li>\n <li>Sourcing new development opportunities within affordable housing</li>\n <li>Day to day liaison with design/construction team, clients, and stakeholders.</li>\n <li>Communication should convey urgency balanced with positive motivation and teamwork</li>\n <li>Maintain scope and cost while meeting schedule and quality goals</li>\n <li>Oversee cost management reporting</li>\n <li>Uphold and represent Gilbane’s core values and reputation</li>\n</ul>\n<p><strong>Growth Opportunities</strong></p>\n<p>At Gilbane we pride ourselves on entrepreneurialism and taking initiative. Master’s degree preferred, in real estate development related field (i.e., engineering, architecture, construction, finance, law, economics)</li>\n <li>8+ years' experience in real estate development with at least 3+ years in affordable housing development</li>\n <li>Experience in NY market preferred</li>\n <li>Experience with acquisition-rehab and value-add developments is a plus</li>\n <li>Established record of success as a project leader, having completed at least six substantial development projects ranging from $20-$100mm+ million in value, including significant experience with affordable housing</li>\n <li>Demonstrated experience at the management level—proven managerial skills, ability to mentor and develop staff and foster teamwork and collaborative problem solving</li>\n <li>Collaborative approach and respectful relationship style with members of the neighborhoods within which we work as well as colleagues, consultants and third-party trade partners</li>\n <li>Self-starter with the ability to manage three to four overlapping projects efficiently in a fast-paced environment</li>\n <li>Excellent business development skills and experience in marketing, generating business and maintaining credibility in the community</li>\n <li>Attention to detail and ability to execute at a high level</li>\n <li>High degree of organizational skills and problem-solving ability</li>\n <li>Ability to prioritize/execute to achieve desired company and project goals with prudence and sense of urgency</li>\n <li>Excellent communication skills, both verbal and written</li>\n <li>Strong relevant computer skills</li>\n <li>Maintain memberships and participate in organizations and events</li>\n</ul>\n<p> </p>\n<p>Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.</p>\n<p>For New York this ranges from $153,360.00 - $191,700.00 plus benefits and retirement program.</p>\n<p> </p>\n<p><em>Gilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
