      "content": "<div>\n\n<li>Routine Inspections &amp; Maintenance</li>\n<li>Perform weekly property inspections, including retention ponds, sewer/sump pumps, landscaping, signage, tenant</li>\n<li>amenities, parking lots, and building exteriors.</li>\n<li>Conduct bi-weekly checks of electrical and fire pump rooms, monument signs, façades, dock areas, and vacant spaces.</li>\n<li>Complete monthly inspections, including roof checks, meter readings, lockbox verification, and generator/fire pump runs.</li>\n<li>Execute quarterly tasks, such as exterior lighting surveys, HVAC service, and lighting time clock adjustments.</li>\n<li>Assist with annual building evaluations, tenant events, and emergency response planning.</li>\n<li>Weather-Related &amp; Seasonal Maintenance</li>\n<li>Inspect and clear roof drains before and after heavy rain, snow, or ice events.</li>\n<li>Remove roof debris during leaf/needle fall season.</li>\n<li>Emergency &amp; Incident Response</li>\n<li>Serve as the first responder for after-hours calls; investigate and resolve issues or escalate as needed.</li>\n<li>Coordinate emergency repairs and provide documentation for insurance claims.</li>\n<li>Vendor &amp; Project Management</li>\n<li>Direct and oversee vendors for property upkeep and repairs.</li>\n<li>Provide access and escort for vendors; assist PMs with project scope, proposals, and coordination.</li>\n<li>Manage work order system, including opening, tracking, and closing tickets.</li>\n<li>General Duties</li>\n<li>Ensure vacant spaces are ready for tours (cleaning, stocking, minor repairs).</li>\n<li>Perform minor repairs (painting, pressure washing, signage fixes, ceiling tile replacement).</li>\n<li>Oversee electrical testing (infrared scans every 3 years; arc flash testing every 5 years, if certified).</li>\n\n</div>"
