Description JOB OVERVIEW: Appalachian Field Service (AFS) is seeking multiple motivated Junior Acquisition Representatives to support an electric utility client’s Vegetation Management Program throughout the State of Georgia. Applicants must currently reside in Georgia and maintain a valid Georgia driver's license for consideration. This is an excellent opportunity to begin a career in the Right of Way (ROW) industry. Successful candidates will assist with land rights acquisition activities under the guidance of Contract Coordinators to ensure timely, professional, and compliant completion of projects. Representatives will work directly with property owners to acquire easement rights supporting vegetation management activities that improve electric system reliability. This position requires frequent interaction with property owners, local officials, and other stakeholders while serving as a professional representative of both AFS and the client. The ideal candidate will possess strong communication skills, attention to detail, professionalism, and the ability to work independently in both office and field environments. JOB RESPONSIBILITIES Research property ownership, including locating and documenting correct vesting deeds, analyzing title reports, running title forward when a parcel is assigned in the client’s designated database, and/or running title forward at the time of document execution (and, if necessary, again at the time of recording) to identify and confirm the current property owner. Create and maintain parcel records in the client’s designated database unless otherwise provided. Make initial contact with property owners and maintain communications using the property owner's preferred communication methods and schedule. Clearly identify yourself as a representative of AFS working on behalf of the client in all verbal and written communications. Negotiate in good faith for acquisition of easement and land rights utilizing approved client documents and established compensation guidelines. Conduct professional meetings with property owners, tenants, public officials, and other stakeholders to support successful acquisition outcomes. Promptly identify and report any property owner concerns, complaints, or potential public relations issues through established communication channels. Promptly notify designated program representatives if a property owner requests modifications to standard easement documents. Report all project activity and communications in the client’s designated database within required reporting timelines. Maintain accurate communication logs, project records, and supporting documentation. Use proper execution procedures to obtain signatures on easement and property rights documents in accordance with applicable state laws. Submit payment requests and obtain required tax documentation, including W-9 forms, in accordance with program guidelines. Create accurate easement exhibits and drawings depicting the property rights being acquired. Upload required project documentation, including but not limited to: Vesting deeds Title reports Property plats Tax records Verified contact information Secretary of State documentation Probate documents Easement exhibits and parcel maps Communication records Executed easement and property rights documents Maintain daily documentation of project activities and property owner communications. If acquisition efforts are unsuccessful, document all activities and final status within the designated database and notify the appropriate coordinator within required timelines. Travel throughout Georgia to meet with property owners, conduct courthouse and property research, and support project acquisition activities. Maintain confidentiality of client information, property owner information, project records, and financial information. Comply with all client safety requirements and utilize required Personal Protective Equipment (PPE) during field activities. Qualifications KEY QUALIFICATIONS: Classification / Performance Requirements Works to accomplish acquisition requirements with oversight from a Contract Coordinator. Conducts land rights acquisition activities, including reviewing ownership records, valuations, construction plans, and related documentation. Provides professional and effective communication with property owners and stakeholders to support successful project completion. Collaborates with Contract Coordinators to resolve property owner concerns and acquisition challenges. Assists with preparation of acquisition offer packages and supporting documentation. Demonstrates strong attention to detail and accuracy in data entry, document preparation, and file management. Prepares project files, reports, and documentation accurately, timely, and consistently. Assists with preparation of easement exhibits and mapping documents as needed. Skills and Experience Required General understanding of Georgia real estate principles and property rights concepts. General understanding of map interpretation and construction plan review. Ability to read and understand legal descriptions, deeds, plats, and related real estate documents. Proficient mapping and exhibit drawing skills. Knowledge of easement acquisition processes and property rights considerations. Strong written and verbal communication skills with excellent grammar and professionalism. Bilingual Spanish language skills are beneficial but not required. Demonstrated proficiency with Microsoft Office applications, including Word, Excel, Outlook, and Teams. Strong organizational skills and attention to detail. Ability to effectively communicate in writing, in person, and by phone. Sound business judgment and professional demeanor. Ability to work independently and manage multiple assignments simultaneously. ADDITIONAL REQUIREMENTS Must maintain a valid Georgia driver's license and acceptable driving record. Must possess a current Georgia Notary Commission or be able to obtain one prior to beginning field assignments. Must currently own or be willing to obtain a Windows-based laptop compatible with AFS and client-required software systems. Ability and willingness to travel extensively throughout Georgia. Ability to work in both office and outdoor field environments. Ability to walk uneven terrain and access private property as necessary to perform project duties. Must present a professional appearance and demeanor when interacting with property owners, public officials, and stakeholders. Ability to maintain strict confidentiality regarding client information, property owner data, project documentation, and financial information.
