    "ExternalDescriptionStr": "<b>Job Summary</b><br><br>The Maintenance Engineer III is responsible for performing advanced maintenance, repair, and troubleshooting tasks on complex systems within a healthcare facility. This role ensures the reliability and safety of critical infrastructure, including HVAC, electrical, plumbing, medical gas, and/or emergency power systems. The Maintenance Engineer III also leads maintenance projects, ensures compliance with healthcare regulations, and provides mentorship to junior engineers.<br><br><b>Essential Functions</b><ul><li>Conducts rounds of all areas, including equipment rooms and mechanical rooms, to ensure security and proper functioning of systems.</li>\n<li>Performs advanced maintenance, troubleshooting, and repairs on critical systems, including HVAC, electrical, plumbing, medical gas systems, backup power, elevators, lighting, and/or other infrastructure.</li>\n<li>Oversees the maintenance and repair of essential healthcare systems such as medical gas systems, sterilization units, and emergency power systems, ensuring compliance with healthcare regulations.</li>\n<li>Ensures all maintenance activities adhere to Joint Commission standards, OSHA regulations, fire safety codes, and healthcare-specific guidelines, maintaining documentation for audits and inspections.</li>\n<li>Leads emergency maintenance efforts during off-hours, weekends, and holidays to minimize disruptions caused by system failures.</li>\n<li>Maintains, repairs, and calibrates HVAC equipment control systems, ensuring optimal performance.</li>\n<li>Uses the Computerized Maintenance Management System (CMMS) to record maintenance activities, manage work orders, and track inventory.</li>\n<li>Coordinates with hospital departments, contractors, and vendors to ensure maintenance activities align with hospital priorities and do not disrupt patient care.</li>\n<li>Responds to fire alarms, disaster alerts, and security incidents as a key member of the response team.</li>\n<li>Performs assigned security rounds and ensures access areas are locked and unlocked per policy and procedure.</li><li>Performs other duties as assigned.</li>\n<li>Maintains regular and reliable attendance.</li>\n<li>Complies with all policies and standards.</li></ul><b>Qualifications</b><ul><li>Associate Degree or formal training in facility maintenance, mechanical systems, or a related field preferred </li><li>5-7 years in facilities maintenance, with a minimum of three (3) years in a healthcare or hospital environment required </li>\n<li>1-2 years of expertise in HVAC, electrical, plumbing, and medical gas systems preferred </li></ul><b>Knowledge, Skills and Abilities</b><ul><li>Advanced knowledge of maintenance, repair, and troubleshooting techniques for complex building systems.</li>\n<li>Familiarity with regulatory requirements, including Joint Commission standards, OSHA regulations, and fire safety codes.</li>\n<li>Proficiency in using CMMS software for managing work orders and tracking maintenance activities.</li>\n<li>Strong leadership and mentoring skills to support junior technicians.</li>\n<li>Excellent problem-solving and decision-making skills, especially in high-pressure situations.</li>\n<li>Ability to work independently and collaboratively in a dynamic healthcare environment.</li></ul><b>Licenses and Certifications</b><ul><li>DL NUMBER - Driver License, Valid and in State  required  </li>\n<li>Licensed Steam Boiler and Refrigeration within the first six (6) months of employment required  </li>\n<li>Licensed Maintenance Electrician  required or </li>\n<li>Certified HVAC Technician  required or </li>\n<li>PLUMBER - Licensed Plumber  required  </li>\n<li> Certified in at least one level of Freon safety, removal, fill and use required  </li></ul><b>State Specific Requirements</b><ul><li>New Mexico: Medical Gas (Med/Gas) Certification and/or Pipefitters Certification preferred.</li></ul>\n",
