Brings strategic leadership, reliable execution, and a commitment to improving processes across Kapili&rsquo;s operations&nbsp;</p><p>Core Responsibilities&nbsp;</p><p>1. Project Setup &amp; Buyout&nbsp;</p><ul><li>Lead project setup, ensuring Kapili OS standards are met across directoriesand structures for large and complex projects.</li><li>Oversee estimator handoff &rarr; execute strategic buyout including negotiations, scope clarifications, subcontract readiness, and schedule integration.</li><li>Confirm period of performance and embed complex constraints, phasing, and sequencing into advanced project schedules.</li><li>Approve baseline budgets, verify job cost structures, and ensure financial readiness prior to mobilization.</li><li>Coordinate at an executive level with accounting on contract execution, NTP release, compliance, bonding, insurance, and subcontract finalization.</li></ul><p>2. Planning &amp; Scheduling&nbsp;</p><ul><li>Develop or direct creation of detailed critical-path schedules using Kapili&rsquo;s standardized scheduling model,optimizingrisk and resource allocation.</li><li>Oversee mobilization strategies and long-lead procurement planning across large portfolios or multi-site projects.</li><li>Anticipate long-lead items and secure procurement pathways aligned with preconstruction strategies.</li><li>Coordinate cross-functional resourcing with Operations and Scheduling, balancing companywide workload.</li></ul><p>3. Submittals, RFIs &amp; Compliance&nbsp;</p><ul><li>Oversee submittal and RFI strategy to ensuretimelyapprovals andmaintainschedule integrity.</li><li>Ensure rigorous compliance with Davis-Bacon, certified payroll, safety programs, environmental requirements, and high-level QC specifications.</li><li>Direct QC/QA enforcement acrossinstitutionaland large commercial projects.</li><li>Resolve escalated design, agency, and compliance issues.</li></ul><p>4.
