This role ensures all building systems are operating efficiently and safely, supervises service vendors, maintains preventive maintenance programs, and serves as the primary point of contact for all facility-related matters — including emergency response.  </span><br></p>\n<p><br><br></p>\n<p><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">The ideal candidate for this role is a </span><span style=\"font-size: 12pt\">seasoned Building Engineer with supervisory/managerial experience.  Someone who can roll up their sleeves, work independently, comfortable supervising vendors to ensure scope of work is met, and ready to lead and grow as the organization grows.  </span><br><br></p>\n<ul>\n<li>75% building engineer/tech work &amp; font-size: 12pt\">Primary base in Laguna Hills, CA, with regular site visits to Orange, CA.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Schedule: Tuesday - Saturday (schedule will vary).</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Communicate with assigned personnel and vendors to coordinate activities or exchange information.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Train, counsel and evaluate the performance of assigned personnel.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Conduct thorough daily walk-throughs and inspections of both properties.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Inspect sprinkler, mechanical, and elevator rooms for leaks, safety, and operational integrity.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Test emergency systems, including push-to-open accessibility buttons and escape doors.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Monitor and adjust HVAC systems (especially pneumatic thermostats) for proper performance.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Inspect roofs, drains, restrooms, lobbies, and water fountains for cleanliness and function.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Address or report maintenance issues promptly to maintain safe, comfortable environments.</span></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-family: Inter, sans-serif; font-size: 12pt; font-weight: bold\">Preventive Maintenance &amp; System Performance</span></p>\n<ul>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Develop and maintain preventive maintenance schedules for all mechanical, electrical, and plumbing systems.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Track performance metrics to ensure system reliability, safety, and efficiency.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Maintain accurate and up-to-date maintenance logs, documenting all inspections, repairs, and adjustments.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Maintain and review vendor maintenance logs and service reports, ensuring all vendor work is properly documented and compliant with company standards.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Identify opportunities for energy savings and operational improvements.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Support sustainability and energy-efficient practices in daily operations.</span><br></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-family: Inter, sans-serif; font-size: 12pt; font-weight: bold\">Building Systems &amp; Technical Oversight</span></p>\n<ul>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Operate and monitor Johnson Controls Metasys (or similar BMS systems).</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Troubleshoot and perform light maintenance on HVAC, plumbing, electrical, and life-safety systems.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Assist with capital projects, system upgrades, or equipment replacements as needed.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Verify quality, completion, and compliance of vendor work orders.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Review and file vendor service logs to ensure accurate record-keeping and follow-up on recurring issues.</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Minimum 5+ years of hands-on experience in commercial building or facilities maintenance</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Pneumatic Thermostat Systems knowledge &amp; experience</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Building Automations Systems knowledge &amp; experience (Johnson Controls Metasys system a plus)</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Hold a current and  valid CA driver's license and reliable transportation; mileage reimbursement eligible</span></li>\n<li><span style=\"font-family: Inter, sans-serif; font-size: 12pt\">Be able to provide a clean DMV report covering the past (3) years</span></li>\n<li><span style=\"font-family: Inter, sans-serif;
