The Maintenance Technician supports this mission by installing, maintaining and repairing machinery, equipment, physical structure and other systems for the health and well-being of clients, visitors and staff.<br></p><p><strong>Essential Duties and Responsibilities </strong>include but are not limited to the following:</p><ul><li>Repairs, installs, replaces and maintains machinery, mechanical equipment, electrical equipment, fixtures, appliances, plumbing, tools and building materials</li><li>Replaces light bulbs where and when needed</li><li>Complies with life safety codes for the facilities and equipment required at all locations</li><li>Has knowledge of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials.</li><li>Provides preventive maintenance on agency vehicles and equipment</li><li>Provides on-call coverage on a rotational basis as needed</li><li>Conducts visual inspections of boiler rooms, other equipment rooms and grounds</li><li>Has knowledge and understanding of the agencies internal and external customer needs and is committed to meeting or exceeding those expectations</li><li>Has a high level of knowledge of building maintenance</li><li>Able to read and understand blueprints, fire control, life safety and security</li><li>Comfortable working with machinery and mechanical equipment</li><li>Answers service calls, as required</li><li>Completes assigned preventative maintenance</li><li>Completes logs and enters work orders completed</li><li>Has daily contact with tenants and the general public and is able to interact with them in a professional manner</li><li>Possess strong communication skills and provide excellent customer service</li><li>Able to work with multiple types of software to enter necessary data for management of buildings</li><li>Dealing with problems involving several concrete variables in standardized situations</li><li>Handling and operating hand tools, power tools and motorized lawn equipment</li><li>Typing and basic computer usage</li><li>Maintains company vehicles and equipment</li><li>Drives agency vehicles as required</li><li>Provides for continuous and unimpeded use of the physical facilities by clients, staff and visitors</li><li>Prepares reports as requested</li><li>Performs fire pump and other safety inspections on a regular schedule</li><li>Responsible for following all organization and department precautions and procedures in the performance of all duties to ensure a safe work environment for self and others</li><li>Makes efficient use of work time to accomplish assignments as well as the ability to accept or respond to change in the work environment in a way that promotes the organization’s goals and objectives</li></ul><p><strong>Qualifications:</strong></p><ul><li>Must have a valid driver’s license</li><li>Must have reliable transportation</li><li>Must not pose a direct threat to the safety and health of himself/herself or others</li><li>Able to read and follow instructions, warnings, procedures, etc.</li><li>Able to effectively and professionally communicate both orally and in writing</li><li>Must be available to work evenings and weekends</li><li>Able to follow company procedures regarding proper key control</li><li>Possess excellent customer service skills</li><li>Able to inspect roof tops effectively</li><li>Able to maintain a professional appearance</li><li>Must be able to communicate effectively by using a cell phone and computer</li><li>Able to perform routine maintenance and repairs</li><li>Must have the ability manage multiple projects and meet crucial deadlines</li><li>Ability to communicate effectively with in different capacities throughout a day</li><li>Flexibility is a must in this position because an ordinary day can change very quickly</li><li>Valid Driver’s license, proof of insurance, and a MVR report acceptable to the company's liability insurance carrier</li></ul><p><strong>Holladay Mission and Values: </strong>All associates are expected to live Holladay’s Mission and Values in their everyday interactions with each other, external clients, and stakeholders as defined below:</p><ul><li><strong>Mission: Enrich</strong>ing lives through investment and service</li><li><strong>ENRICH Values:</strong></li><li><em><strong>Entrepreneurial</strong></em><strong> – </strong>We are empowered to dream and take risks, to challenge conventional wisdom and demand continuous improvement, to innovate, create, and inspire change.</li><li><em><strong>Nurture</strong></em><strong> – </strong>We encourage and support the growth and development of each other, our clients, and our communities.</li><li><em><strong>Respect</strong></em><strong> - </strong>We recognize and acknowledge the inherent value of others.</li><li><em><strong>Integrity</strong></em><strong> – </strong>We do the right thing. This range is subject to local, state and regional dynamics and may be adjusted up or down depending on market conditions.</p><p><strong>Physical Demands:</strong></p><ul><li>Work in various body positions to complete tasks</li><li>Able to perform repairs on buildings and lights at heights up to 30 feet</li><li>Able to travel up and down 3 flights of stairs during work day transporting up to 80 pounds</li><li>Able to help remove snow from sidewalks, steps, and driveways as needed (8 hours or more)</li><li>Able to tolerate temperatures of 100 degrees or more and below freezing temperatures while working outdoors</li><li>Possess excellent customer service skills</li><li>Able to inspect roof tops effectively</li><li>Able to maintain a professional appearance</li><li>Must be able to kneel, crouch, crawl, reach, push or pull up to 80lbs</li><li>Able to maintain mobility to complete job tasks in adverse conditions (rain, snow, heat, cold)</li><li>Must be able to communicate effectively by using a cell phone and computer</li><li>Able to climb stairs multiple times daily while transporting items</li><li>Able to effectively use a ladder</li><li>Able to perform routine maintenance and repairs</li></ul><p><strong>Supervisory Responsibility:</strong></p><ul><li>This position does not have any supervisory responsibility</li></ul><p><strong>Promotional Opportunity:</strong></p><p>Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants.
