This role works under the direction of the Community Manager and Maintenance Supervisor and may advance to Maintenance Technician II. Flexibility to work varied schedules, including weekends, on-call, and some holidays, is required.</span><span><br></span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: Arial, sans-serif\"> I. </span><span style=\"font-family: Arial, sans-serif\">  </span><span style=\"font-family: Arial, sans-serif\">KEY RESPONSIBILITIES</span></span></p>\n<ul>\n<li><span style=\"font-size: 12pt\">Perform general maintenance and repairs (electrical, plumbing, HVAC, appliances, drywall, pools).</span></li>\n<li><span style=\"font-size: 12pt\">Prepare vacant apartments for move-in, including inspections and cleaning.</span></li>\n<li><span style=\"font-size: 12pt\">Complete service requests and respond to maintenance emergencies.</span></li>\n<li><span style=\"font-size: 12pt\">Conduct daily property walks to identify maintenance needs and safety hazards.</span></li>\n<li><span style=\"font-size: 12pt\">Assist with preventive maintenance programs.</span></li>\n<li><span style=\"font-size: 12pt\">Maintain exterior grounds and curb appeal.</span></li>\n<li><span style=\"font-size: 12pt\">Coordinate priorities with the Community Manager and Maintenance Supervisor.</span></li>\n<li><span style=\"font-size: 12pt\">Use and maintain tools and equipment safely.</span></li>\n<li><span style=\"font-size: 12pt\">Monitor vendors and assist with quality control as needed.</span></li>\n<li><span style=\"font-size: 12pt\">Support emergency response efforts (weather events, fire, flood, etc.).</span></li>\n<li><span style=\"font-size: 12pt\">Assist other communities when requested.</span></li>\n<li><span style=\"font-size: 12pt\">Attend required training programs.</span></li>\n</ul>\n<p><span> </span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: Arial, sans-serif\">II. </span><span style=\"font-family: Arial, sans-serif\">  </span><span style=\"font-family: Arial, sans-serif\">SKILLS AND ABILITIES </span></span></p>\n<ul>\n<li><span style=\"font-size: 12pt\">Basic troubleshooting skills across property systems.</span></li>\n<li><span style=\"font-size: 12pt\">Ability to prioritize tasks, work independently, and manage multiple assignments.</span></li>\n<li><span style=\"font-size: 12pt\">Strong attention to detail and customer service skills.</span></li>\n<li><span style=\"font-size: 12pt\">Effective communication with residents, vendors, and team members.</span></li>\n<li><span style=\"font-size: 12pt\">Proficiency with common maintenance tools and equipment.</span></li>\n</ul>\n<p><span> </span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: Arial, sans-serif\">IV. </span><span style=\"font-family: Arial, sans-serif\">  </span><span style=\"font-family: Arial, sans-serif\">QUALIFICATIONS</span></span></p>\n<ul>\n<li><span style=\"font-size: 12pt\">High school diploma or equivalent required;
