We provide comprehensive facility services ranging from mechanical maintenance and self-performed, site-based operations to energy-efficiency upgrades and supplier-managed interior/exterior maintenance.</p>\n<h2>Job Summary</h2>\n<p>In a safe, efficient, and professional manner the Maintenance Technician I completes required PM's and repairs on commercial and industrial facility equipment.  The technician is an excellent communicator and has exceptional follow through capabilities.</p>\n<h2>Essential Duties & Responsibilities</h2>\n<p>Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.</p>\n<p>Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).</p>\n<p>Maintains, troubleshoots, and performs minor repairs on equipment. At times, working with guidance of more experienced techs. For example:</p>\n<p>·         Inspection/evaluation may include measurement of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.).</p>\n<p>·         Preventative maintenance may include tasks such as filter changes, condenser cleaning, oil changes, machinery lubing and greasing.</p>\n<p>·         Repairs could include tasks like routine cleaning/patching/painting buildings, basic repairs to equipment including small plumbing and simple electrical repairs; might include addressing client concerns with lighting, etc.</p>\n<p>Documents work results in the CMMS, analyzes findings and recommends updates to PM list.</p>\n<p>Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates. </p>\n<p>Other duties may be assigned as deemed necessary by the Site Manager</p>\n<p>May provide guidance to Sub-Contractors of facilities services.</p>\n<h2>Qualifications</h2>\n<p>Education</p>\n<p>(HS Diploma, Under/Graduate Degree, etc.)</p>\n<p>High School diploma (or equivalent) required, preference given to those with some undergraduate trade or business school training.</p>\n<p>Business Experience </p>\n<p>(prior years work/related experience)</p>\n<p>Some experience using hand tools, working in roles that require physical labor including mechanical, electrical, plumbing, carpentry concepts is referred.  </p>\n<p>Licenses/Certifications</p>\n<p>Must possess a valid driver's license</p>\n<p>Language Skills</p>\n<p>Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form.  Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.  </p>\n<p>Ability to write routine reports and correspondence. Must be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system.</p>\n<p>­   Ability to speak effectively before groups of customers and/or employees</p>\n<p>Technical Qualifications & Skills</p>\n<p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.</p>\n<p>May need to support non-customary schedules and weekend work</p>\n<p>Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.</p>\n<p>Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. </p>\n<h2>Physical Demands</h2>\n<p>While performing the duties of this job, the Technician is regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. The individual frequently is required to climb stairs and ladders.
