    "description_html": "<div class=\"job_description\">\n\t\t\t\t\t<p><span style=\"font-size:14px;\"><u><strong>Apartment Maintenance Technician</strong></u></span><br><br>The Maintenance Technician will be responsible for executing maintenance requests by diagnosing problems and making repairs and ensuring service requests and repairs are made in a timely manner.&#160;<br><br><strong>Essential Duties and Responsibilities</strong></p><ul><li>Assist the Maintenance Supervisor on special maintenance projects, which may include preventative maintenance of building components and/or mechanicals</li><li>Complete resident service requests in a timely fashion</li><li>Make-ready procedures:&#160;Paint, appliance repair, plumbing, electrical fixtures, repair&#160;or replace&#160;old faulty parts; checks locks, replace&#160;light bulbs.</li><li>Preventative Maintenance; Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment: checks for appearance and cleanliness, checks for structural cracks, excessive wear; and faulty parts.&#160;</li><li>Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol</li><li>Inspect alarm systems such as carbon dioxide and fire protection and quickly schedule repairs when needed</li><li>Perform snow removal as required&#160;</li><li>Perform other duties as assigned</li></ul><p><strong>Qualifications</strong></p><ul><li>Must be able to work a rotating on call schedule&#160;</li><li>Basic understanding of HVAC, electrical, plumbing&#160;and other systems</li><li>Working knowledge and experience in general apartment maintenance and repair,</li><li>Strong understanding or related experience to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.</li><li>Experienced in operating a variety of equipment's and small hand tools</li><li>Working knowledge of repair to common appliances and devices</li><li>Outstanding written and verbal communication skills</li></ul><p><b>Education</b></p><p>High school diploma, GED or Equivalent. This position requires the ability to read and write English&#160;fluently, accurately perform intermediate mathematical functions and understand and perform all on-site resident management software functions.&#160;</p><p><b>Professional Experience&#160;&#160;</b></p><p>A minimum of three years&#8217; experience as a residential property management maintenance technician. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
