Plumbers perform regular maintenance on plumbing systems, including inspecting pipes, replacing worn parts, and ensuring compliance with regulations.&#160;The Maintenance Technician reports to the Maintenance Supervisor.</p><p><strong>Essential Duties and Responsibilities:&#160;</strong></p><ul><li>Must be a master plumber</li><li>Must have working knowledge&#160;installing plumbing systems, fixtures (like sinks, toilets, and bathtubs), and appliances that use water or gas (like dishwashers and water heaters).&#160;</li><li>Must be able to <u><strong>diagnose and fix leaks, clogs, and other plumbing issues, ensuring systems function properly.&#160;</strong></u></li><li>Complete service requests in a timely manner.</li><li>Complete make-readies.</li><li>Must adhere to local plumbing codes and regulations when performing any work.&#160;.</li><li>Basic experience of general repair, maintenance, plumbing, electrical, drywall, appliance, carpentry, HVAC and painting for residential property management gained through formal education and on-the-job training. HVAC preferred.&#160;</li><li>Skill to maintain grounds and pools.</li><li>Deadline and detail-oriented</li><li>Ability to handle physical workload</li><li>Troubleshooting Service Requests&#160;</li><li>Basic Knowledge of maintenance and repair tools</li><li>&#8220;On call\" periodically.</li><li>Equipment Maintenance</li><li>Reliable Transportation - A MUST</li><li>Able to frequently walk the property and report any liability problems immediately.</li><li>2+ years Residential Property Management Maintenance &amp; Repair&#160;experience</li><li>Communicate Effectively in person &amp; in writing</li><li>Ability to multiple task</li></ul><p><strong>Education/Experience:</strong><br>High School diploma or equivalent. Two years&#8217; experience as a residential property management maintenance technician and at least Eighteen months of education, on the job training, or formal training beyond high school level in general apartment maintenance and repair, HVAC maintenance and repair experience or closely related experience to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.</p><p><strong>Workplace Requirements</strong><br>Monday-through-Friday is the primary work schedule, but evenings and/or weekends may be required on a regular basis and may not be fully known in advance.<br><br><strong>Education</strong><br>High school diploma or GED. This position requires the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.&#160;<br><br><strong>Professional Experience</strong><br>A minimum of three years of experience in residential property management and Lease Up<br><br><strong>Attendance/Travel Requirements</strong><br>40 hours a week, no travel.<br><br><strong>Computer skills</strong><br>Intermediate Computer/Microsoft Suites/Internet knowledge and working knowledge of Outlook, and &#160;OneSite/Yardi<br><br><strong>Physical Demands</strong><br>Must be capable of physically accessing all exterior and interior parts of the property and amenities.
