This role plays a critical part in underwriting deals, assessing financial feasibility, and supporting strategic decision-making through detailed financial modeling and market analysis. This individual will partner closely with acquisition and disposition specialists, and leadership to ensure disciplined, data-driven investment decisions.</p>\n<p><strong> </strong></p>\n<ul>\n <li>Build and maintain complex financial models (Excel-based) for acquisitions, developments, redevelopments, leases and dispositions.</li>\n <li>Analyze IRR, NPV, equity multiples, cash-on-cash returns, and sensitivity scenarios.</li>\n <li>Perform scenario and risk analysis to assess downside exposure.</li>\n <li>Support site selection and acquisition strategy through financial and market evaluation.</li>\n <li>Review appraisals, broker opinions of value, and third-party reports.</li>\n <li>Prepare investment memorandums and executive summaries for internal approval and presentations.</li>\n <li>Track and compare projected actual performance post-acquisition.</li>\n <li>Support refinancing and disposition analysis.</li>\n <li>Understand the business unit(s) and the operating systems that support them.</li>\n <li>Manage complex projects independently that typically cross multiple business units, divisions or states.</li>\n <li>Use discretion and independent judgement in daily decisions.</li>\n <li>May be required to cross train and perform other duties.</li>\n</ul>\n<h1>Supervisory Responsibilities </h1>\n<p> </p>\n<p>None</p>\n<h2></h2>\n<h1>Essential Qualities for Success</h1>\n<p><strong> </strong></p>\n<ul>\n <li>At least 5 years of financial analyst experience OR equivalent combination of experience and education is acceptable.</li>\n <li>Bachelor’s degree in finance or accounting or related field required.</li>\n <li>Demonstrated ability to achieve desired results.</li>\n <li>Strong problem-solving and partnership skills.</li>\n <li>Advanced financial analysis skills combined with insight into the nuances of the real estate segment.</li>\n <li>Experience in preparing data sets, statistical reports and computer applications to support financial analysis work.</li>\n <li>Strong understanding of financial statement and financial reports.</li>\n <li>Advance proficiency in MS Office, most notably Excel.</li>\n <li>Ability to participate in our online applicant and new hire onboarding process.</li>\n</ul>\n<h1>Physical Requirements  </h1>\n<p> </p>\n<ul>\n <li>Ability to maintain a seated or standing position for extended durations.</li>\n <li>Capability to lift 15 pounds periodically. </li>\n <li>Ability to navigate and access all facilities.</li>\n <li>Skill to effectively communicate verbally with others, both in-person and via electronic devices.</li>\n <li>Close vision for computer-related activities. </li>\n</ul>\n<p><strong> </strong></p>\n<p>Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions.</p>\n<p> </p>\n<p>The pay range for this position is <strong>$60,000 - $75,000 annualized.</strong> Exact compensation is determined by factors such as relevant geographic location, education, certifications, experience, job level, shift, and organizational needs.
