    "requisitionDescription": "<div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><div><p id=\"isPasted\"><strong>Position Description</strong><strong>:</strong> The Leasing Consultant acts as the primary sales representative for the community.</p><p>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; <span style=\"font-size: 16px;\">*** Eligible for $500 signing bonus***</span></p><p><br></p><p><strong>Primary Duties/Responsibilities&nbsp;</strong></p><ul><li>Presents a professional friendly office atmosphere while greeting prospective and current residents</li><li>Work generated leads in order to lease apartments and fulfill leasing and move-in goals&nbsp;</li><li>Conducts tours of the community and specific apartments with prospective residents</li><li>Maintains a consistent level of sales closings</li><li>Completes guest cards, sends thank-you notes, and follows up on every qualified prospect</li><li>Qualifies prospects according to Foundation Communities Criteria&nbsp;</li><li>Monitors local market trends and conditions, and updates property comparable once a month</li><li>Completes all new &amp; renewal lease paperwork, collects initial deposits, fees and rental payments</li><li>Inspects models and vacant units daily to ensure readiness</li><li>Assists in keeping grounds clean, and reports community maintenance needs.&nbsp;</li></ul><p><strong>Minimum Requirements</strong></p><ul><li>Normally receives no instruction on routine work, general instructions on new assignments</li><li>Organizational and filing skills</li><li>Possess knowledge of the specific programs relative to the property; including the gathering and verification of all documentation necessary to meet program compliance</li></ul><p><strong>Preferred Requirements&nbsp;</strong></p><ul><li>One (1) year of practical experience in sales or customer relations</li><li>Ability to communicate fluently in English and proficiency in another language (Spanish, and/or Arabic, and/or Pashto) &nbsp;</li><li>Fair housing training</li><li>Onesite software experience</li></ul><p><strong>Working Conditions</strong></p><p>An occupational exposure to blood or other potentially infectious materials can be expected. May be asked to clean up bodily fluids with appropriate training and personal protective equipment provided.</p><p><strong>Physical Requirements&nbsp;</strong></p><p>While performing the duties of this job, the following functions are required:&nbsp;</p><p>CONSTANTLY: sitting, standing/walking, finger dexterity, lifting/carrying under 10 pounds.&nbsp;</p><p>FREQUENTLY: grasping/gripping, pushing/pulling, bending/stooping, squatting, climbing, lifting/carrying between 11-20 pounds.&nbsp;</p><p>OCCASIONALLY: reaching above the shoulder, lifting/carrying over 20 pounds.</p><p><strong>Compensation</strong></p><p>$19.12 hour&nbsp;</p><p>This position profile identifies the key responsibilities and expectations for performance.
