Estimators are responsible for evaluating bid specifications and drawings, ensuring that we know everything required to successfully bid and win the project. Estimators must aggressively follow-up with subcontractors to ensure that bids are received. Estimators also work with the Division VP to follow-up on bids and budgets to close the business.</span></p>\n<p><br></p>\n<p><span style=\"font-family: Lato, sans-serif; font-size: 16px; font-weight: bold\">Key Responsibilities</span></p>\n<p><br></p>\n<ul>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Prepares and maintains status of plan reproduction </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Solicits and maintains communication with subcontractors and vendors </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Prepares subcontractor bid packages </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Transmits addenda and other bid information to subcontractors </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Ensures that we have the proper coverage from subcontractors on bid day </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Contacts supply houses to obtain additional subcontractor bids </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Shows creativity and resourcefulness to gain better pricing from subcontractors </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Submits 100% of bids and budgets by the bid deadline – no exceptions </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Enters all relevant information into Quickpen and Timberline </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Review bid requirements thoroughly and asks follow-up question on every bid </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Has a thorough understanding of the scope for specific trades assigned </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Develops RFI's and clarifications and ensure adequate subcontractor coverage and shows interest </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Performs a comprehensive \"bid day\" analysis and scoping of specific assigned trades </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Understands how to fit subs to the size/scope of project </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Creates bid lists that fit scope of job, ensuring that we have the right subs for the project </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Minimize exclusions by “doing our homework” </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Include value-engineering ideas on every bid </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Consistently follows up on submitted bids and budgets with Architect and/or Construction Manager to close business. </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Knows architects, construction managers, property managers, brokers and can close business </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Properly turns over bid documents and sub buyout information to Project Management in a timely manner. Goal is 100% of awarded projects turned over within 48 hours of notification. </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Review drawings with Project Management team and highlight areas of concern </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Review job cost with Project Management team and highlight any subs/material vendors that still need to be awarded </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Complete project kick-off form to ensure compliance </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Thoroughly checks requirements to buy the proper scope </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Awards subs in a timely manner to ensure release of materials </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Releases materials for record only when possible </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Ensures that subs are aware of (and commit to) the project schedule </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Provide subs with as much information as possible (PM, Foreman, permit status, etc.) </span></span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><br><span style=\"font-size: 15px\">Seeks &amp; qualifies new subcontractors </span></span></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-family: Lato, sans-serif; font-size: 16px; font-weight: bold\">Skills / Qualifications / Attributes</span></p>\n<p><br></p>\n<ul>\n<li><span style=\"font-family: Lato, sans-serif; font-size: 15px\">Associate’s degree in business administration or equivalent and five years' related experience, or equivalent combination of education and experience. </span></li>\n<li><span style=\"font-family: Lato, sans-serif; font-size: 15px\">Three years of analytical experience required or statistical work equivalent. </span></li>\n<li><span style=\"font-family: Lato, sans-serif; font-size: 15px\">Analyzing Information, Developing Budgets, Vendor Relationships, Reporting Skills, Estimating, Decision Making, Teamwork, Documentation Skills, Quality Focus  </span></li>\n<li><span style=\"font-family: Lato, sans-serif; font-size: 15px\">Must have good verbal and written communication skills with the ability to interact with all levels of staff and management </span></li>\n<li><span style=\"font-family: Lato, sans-serif\"><span style=\"font-size: 15px\">Prior experience in Timberline or Quickpen.
