About the Role The Vice President of Real Estate is a strategic executive leader responsible for all aspects of Legent Health's real estate portfolio, including the identification, negotiation, and execution of real estate transactions, de novo facility development, leasing and optimization of company-owned properties, and the remodeling of existing facilities to support new service lines or bring acquired sites into full code and regulatory compliance. This role carries full fiscal accountability for developing and maintaining accurate budgets across all real estate and facilities initiatives, with an expectation of delivering projects within established financial parameters. This role serves as a key member of the leadership team, partnering closely with the Chief Strategy Officer to align real estate strategy with the organization's long-term growth objectives. The VP of Real Estate provides enterprise-wide leadership to the Facilities and Project Management teams, ensuring that all properties and construction initiatives are delivered on time, within budget, and in alignment with Legent Health's clinical, operational, and financial standards. POSITION’S ESSENTIAL RESPONSIBILITIES: Real Estate Strategy & Transactions Develop and execute a comprehensive real estate strategy aligned with Legent Health's growth, network expansion, and market penetration goals. Lead the identification, evaluation, and negotiation of real estate acquisitions, dispositions, joint ventures, and partnership opportunities. Conduct market analysis and site selection assessments to identify optimal locations for new facilities and service lines. Manage due diligence processes including financial modeling, zoning review, environmental assessments, and legal coordination. Build and maintain relationships with brokers, developers, landlords, lenders, and other key real estate stakeholders. De Novo Facility Development Oversee the full lifecycle of de novo (ground-up) facility builds from site selection and feasibility analysis through construction completion and occupancy. Partner with clinical, operational, and finance leadership to define facility requirements, space programming, and design standards. Manage general contractors, architects, engineers, and other third-party vendors throughout the development process. Ensure all de novo projects are delivered on schedule, within budget, and compliant with applicable regulations and licensing requirements. Monitor construction milestones, manage risk, and proactively resolve issues that may impact project delivery. Leasing & Portfolio Management Oversee the leasing of Legent Health-owned properties, including negotiating lease terms, renewals, and tenant relationships. Manage the company's real estate portfolio to maximize asset utilization, minimize vacancy, and generate revenue from underutilized properties. Develop and maintain a portfolio dashboard tracking lease expiration, financial performance, capital expenditure, and occupancy metrics. Evaluate lease versus own decisions for existing and prospective locations in alignment with financial and strategic goals. Coordinate with legal counsel on lease agreements, purchase contracts, title matters, and real estate-related compliance. Facility Remodeling & Code Compliance Lead planning and execution of remodeling initiatives for existing facilities requiring updates due to the introduction of new service lines, ensuring spaces meet clinical, operational, and regulatory standards. Oversee code compliance remediation efforts for acquired facilities that do not meet applicable federal, state, or local building, fire, life safety, or healthcare regulatory requirements at the time of acquisition. Conduct or commission facility condition assessments and code gap analyses for all acquired properties to develop prioritized remediation roadmaps. Partner with Clinical, Operations, and Compliance leadership to define remodeling scope, functional requirements, and timelines driven by new service line activations. Manage architects, engineers, contractors, and permitting agencies through all phases of remodel and code compliance projects, ensuring timely licensure and certificate of occupancy. Develop and manage capital budgets for remodeling and code remediation projects, providing regular financial reporting to senior leadership. Maintain current knowledge of applicable codes and standards, including ADA, NFPA, The Joint Commission Environment of Care standards, CMS Conditions of Participation, and state health facility licensing requirements. Facilities Management Provide strategic leadership and oversight to the Facilities team responsible for maintenance, operations, safety, and environmental standards across all Legent Health locations. Ensure all facilities are maintained in full regulatory compliance, including Joint Commission, CMS, OSHA, and applicable state requirements. Champion a culture of safety, quality, and continuous improvement within the Facilities function. Oversee capital planning for facility improvements, deferred maintenance, and equipment lifecycle management. Project Management Lead the Project Management team responsible for delivering real estate, construction, renovation, and facilities improvement projects across the organization. Establish and maintain standardized project management methodologies, reporting frameworks, and governance practices. Ensure visibility and accountability on all active projects through regular executive-level reporting on cost, schedule, and scope. Drive operational efficiency by identifying opportunities to standardize, streamline, and scale project delivery capabilities. Budget Development & Fiscal Accountability Develop comprehensive, accurate budgets for all real estate, construction, remodeling, facilities, and project management initiatives, ensuring estimates are thoroughly researched, realistic, and account for all anticipated costs including contingencies. Maintain strict adherence to established budgets throughout the lifecycle of every project — cost overruns require executive-level justification and approval; under-budgeting that misrepresents true project costs is not acceptable. Ensure all budget submissions reflect complete and honest cost projections; budgets must not be artificially reduced to gain approval, as accurate forecasting is essential to sound organizational financial planning. Implement rigorous financial tracking and reporting processes to monitor actual spend versus budget on a regular basis, providing timely and transparent updates to senior leadership on variances. Proactively identify financial risks to active projects and develop mitigation strategies to prevent cost escalation before issues materialize. Partner with Finance leadership on annual capital and operating budget planning cycles, providing accurate multi-year forecasts for the full real estate and facilities portfolio. Evaluate vendor proposals, contracts, and change orders with a disciplined focus on cost management and value, ensuring competitive pricing and sound financial stewardship. Maintain accountability for departmental operating budgets across Real Estate, Facilities, and Project Management functions. Leadership & Cross-Functional Collaboration Serve as a trusted advisor and thought partner to the Chief Strategy Officer and senior leadership team on all matters related to real estate and facilities. Lead, develop, and mentor a high-performing team across Real Estate, Facilities, and Project Management functions. Collaborate with Finance, Legal, Compliance, Operations, and Clinical leadership to ensure alignment on all real estate and capital initiatives. Prepare and present real estate strategy, project updates, and portfolio performance to executive leadership and the Board as required. Manage departmental budgets, including operating expense and capital expenditure planning and forecasting. Set clear goals and expectations; provide regular coaching, feedback, and performance reviews. Develop talent through mentoring, training, and career development initiatives. Promote a collaborative and engaging work environment that aligns with company values. Manage conflict and make timely decisions to maintain team focus and performance. Conduct regular one-on-one meetings, performance reviews, and development conversations. Approve timecards, schedules, time-off requests, and other administrative HR functions. Ensure compliance with company policies, labor laws, and safety regulations. EDUCATION AND EXPERIENCE REQUIREMENTS: Bachelor's degree in Real Estate, Business Administration, Finance, Architecture, Construction Management, or a related field required. Master's degree (MBA or equivalent) or advanced degree in a relevant discipline strongly preferred. Minimum of 10 years of progressive real estate and facilities leadership experience, with at least 5 years in a senior or executive-level role. Demonstrated experience in healthcare real estate, medical office development, or multi-site healthcare facility management strongly preferred. Proven track record of successfully executing complex real estate transactions, including acquisitions, dispositions, and ground-up development projects.
