Responsibilities The Analyst will be an integral member of Hines' Sunbelt Development & Acquisitions team, supporting the sourcing, evaluation, execution, and management of new investment opportunities across multiple asset classes. Responsibilities include financial underwriting, market research, site evaluation, investment committee reporting, and supporting projects through design, construction, leasing, and operations. Responsibilities include, but are not limited to: Underwrite acquisition and development opportunities utilizing Excel and Argus Enterprise, including the development of detailed cash flow models, supporting schedules, scenario analyses, and investment return metrics. Assist with due diligence activities associated with acquisitions and development pursuits. Support the Project team in the pursuit and execution of new development projects by assisting with feasibility analysis, entitlement processes, financing, design, contracting, and construction management. Provide analytical support to assist with the asset management function of existing properties. Complete market research – through third-party data providers and communication with local brokers – to compile relevant lease comparables, sale comparables, competitive sets, development pipelines, and general market data. Compile Investment Committee Memoranda for potential transactions. Content may include maps, investment merit narrative, outlining potential risks/weaknesses, market color, and underwriting support. Prepare ad hoc presentation materials and proposals with responsibility for written and graphic requirements. Participate in weekly Project team meetings and help update relevant deal information each week (status updates, underwriting and supporting documents). Qualifications Minimum Requirements include: Bachelor's degree from an accredited institution. Demonstrated interest/knowledge of commercial real estate development. 2+ years of financial modeling/analytical experience. Proficiency in Microsoft Excel, PowerPoint, and Word. Previous experience with Argus AE preferred. Strong written and verbal communication skills. Self-Starter, with aspirations to work in an entrepreneurial capacity. Team-oriented. Analyze real estate and industry trends from a strategic point of view; Analyze and interpret various types of data in order to draw conclusions and solve problems. Perform numerical and financial calculations and analysis. Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions. Ability to prioritize and manage a variety of tasks within a tight time schedule. Demonstrate strong initiative and ability to work independently with minimal oversight. Interact with employees, visitors, and business partners with poise and diplomacy. Establish and maintain a cooperative working atmosphere among staff. Ability to leverage technology and internet to perform all job functions at the highest level. Work indoors approximately 95% of the time and outdoors 5% of the time. Desire to develop a mastery of commercial real estate development, which will at times require long working hours.
