Description

Title: BOS Technician Status: Non-Exempt Department: Service Location: Customer Site, King of Prussia, PA Reports to: Service General Manager Works with: Service General Manager, Customer Service Reps, Service Resource Coordinators, Service Technicians, Parts Department, Customers, and Vendors. Job Purpose: Responsible for operation, replacement and repair maintenance of building related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building mechanical systems. Work involves the lifting of heavy mechanical equipment and apparatus, and may be performed in areas of extreme heat or cold. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Oversees assigned vendors, routine and preventative maintenance work. Duties: Technical: • Operation, replacement, repair and maintenance of all related mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, and expansion joints. • Install electrical circuits. • Repair restroom fixtures, sweat, braze copper pipes, thread black pipe. • Replace, or repack valves. • Drain & Safe off system to facilitate repairs. • Perform minor carpentry tasks, replace ceiling tiles, repair or replace door hardware, locks, panic bars etc. • Perform minor electrical tasks to include bulb and ballast replacement. • Clean coils in air handling units and convectors to maintain optimum heat exchange. • Assemble, install, repair, and maintain chilled and hot water systems. • Routine operation and inspection of emergency generator and associated components. • Requisition necessary material to complete required repairs. • Routine and preventative maintenance duties including filter changes, lubrication, control and performance check. Replace bearings, motors and dampers. • Inspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections and write reports to supervisors. • Perform any additional duties on an as required basis where such duties are within the scope of contractual obligations. • Completes paperwork including timesheets, expense sheets, work orders, on-site documentation, commissioning documentation and all related material required for the job. • Meets with customers to review assignments, problems and recommendations. • Communication with supervisors/management as to job progress and issues of assigned work. Training: • Conducts self-study such as reading, research and assigned practice to improve abilities in company's products. Safety: • Adheres to company safety standards. • Must have high regard to employee and subcontractor safety. • Adhere to health and safety policy, and other requirements relating to care of equipment. • Other responsibilities as required. Qualifications: Mechanical trade or trade school training: • Required mechanical trades or trade school certification in applicable disciplines (i.e. HVAC, electrical, hydraulics, plumbing). • Minimum of two (2) years' experience in the maintenance of building central plant equipment, HVAC, mechanical, plumbing, electrical, and/or electrical systems. • Familiarity with operation of building auxiliary systems (i.e. fire-life safety, stand-by emergency generators). • Ability to write, execute written and oral instructions and perform arithmetic calculations. • Valid driver's license as required to drive any vehicles which may be assigned along with driving skills with up to 1 -ton truck. • Strong knowledge of safe work practices and procedures typical for maintenance operations. • Strong knowledge of safe work practices and procedures typical for maintenance operations. • Ability to safely wear a respirator climbs ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks.
