Construction Manager Speed Bay Warehouse Solutions Reports to: SVP, Construction Location: Speed Bay Warehouse Solutions – Denver, CO, Dallas, TX or Atlanta, GA Schedule: Full-time, Monday–Friday, In-Office Overview Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group—whose 30-year track record includes over $25 billion in real estate transactions—the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance. This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US. About the Role The Construction Manager supports the execution of property construction initiatives across Speed Bay’s shallow bay industrial portfolio, reporting to the SVP, Construction. Core responsibilities include managing deferred maintenance, executing CAPEX and repair projects, scheduling construction activities, and ensuring regulatory compliance. The position calls for strong organizational abilities and a proactive, forward-thinking approach to anticipate project needs and provide timely follow-up. Occasional support for tenant improvement projects is provided on an as-needed basis to assist leasing and operational goals. Key Responsibilities Capital Program Execution Manage the bidding, contracting, and installation of capital improvement projects, including exterior painting, building and tenant signage, landscaping enhancements, roof repairs, HVAC system replacements, and tenant improvement initiatives. Supervise day-to-day progress of construction activities, ensuring adherence to schedule, quality, and compliance requirements. Create, document, and continually update detailed project plans and schedules to track milestones, deliverables, and follow-up tasks, ensuring nothing falls through the cracks. Organize and coordinate contractor selection, contract administration, and management of multiple projects simultaneously. Implement follow-up strategies to monitor project outcomes, drive accountability, and keep all stakeholders aligned and informed. Plan, budget, and manage deferred maintenance and capital improvement projects across a national industrial portfolio. Maintain regular site visits, quality control checks, and progress reporting for leadership review. Tenant Improvement & Leasing Support Assist with tenant improvement work as needed to support new or renewing leases. Collaborate with property management and leasing teams to align construction activities with occupancy goals and tenant retention strategies. Help ensure efficient TI make-ready timelines that support lease execution. Acquisitions & Due Diligence Participate in acquisition due diligence to assess construction requirements and deferred maintenance for prospective assets. Support preparation of construction cost analyses and capital requirement summaries for underwriting review. Vendor & Contractor Management Coordinate with general contractors, subcontractors, and vendors to deliver projects on time and within budget. Support contract administration and performance management for the firm’s contractor network. Assist in developing and maintaining preferred vendor relationships that deliver quality and cost efficiency. Cross-Functional Collaboration Foster collaboration and communication with asset management, leasing, and property management teams to align construction work with business needs. Provide timely and accurate project updates to the SVP, Construction and other leadership stakeholders. Skills & Qualifications Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field required. 4–5+ years of commercial or industrial construction management experience. Demonstrated excellence in organizational skills, including the ability to manage complex schedules, documentation, and competing deadlines. Proactive, forward-thinking approach to project follow-up and problem resolution. Experience overseeing multi-site projects, budgets, and contractor relationships. Strong knowledge of building codes, safety regulations, and construction industry standards. Superior written and verbal communication abilities; able to clearly document and relay project progress. Proficiency with Microsoft Office Suite and project management software; experience with Yardi Construction Manager and/or Asana is a plus. Willingness to travel nationally as the portfolio expands. Compensation The annual full-time base salary range for this role is $130,000 – $165,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees are also eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
