Machines, Tools and Equipment, Software: The ideal candidate should be familiar with power tools and maintenance equipment, including HVAC tools, electrical testing devices, and plumbing tools. They must be capable of using work order software and property management systems such as Yardi, RealPage, or Entrata. Proficiency in Microsoft Office applications—specifically Word, Excel, and Outlook—is also required for reporting, documentation, and communication purposes. Licenses/Certificates: A valid driver’s license with a clean driving record and proof of auto insurance is required for this role. Candidates must also hold a current EPA or CFC certification. Additional trade certifications in areas such as HVAC, plumbing, or electrical are preferred and will be considered a strong asset. PHYSICAL AND VISUAL ACTIVITIES The Senior Service Manager role involves both indoor and outdoor work in various weather conditions. The position requires moderate to heavy physical activity, including prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting. Candidates must be able to lift up to 100 pounds and frequently carry items weighing up to 50 pounds. Strong eye-hand coordination is essential, as is accurate color perception—the ability to distinguish between colors, recognize specific hues, and recall color combinations from memory. The role also requires the ability to operate heavy equipment and safely use ladders as needed. WORKING ENVIRONMENT The work environment characteristics outlined here reflect conditions typically encountered while performing the essential functions of this role.
