font-weight: bold\">Project Manager</span></p>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Responsibilities</span></p>\n<p><span style=\"font-size: 12pt\"> </span></p>\n<ul>\n<li><span style=\"font-size: 12pt\">Responsible for all aspects of the project.</span></li>\n<li><span style=\"font-size: 12pt\">Establish and maintain excellent relationships with owners, architects, consultants, trades, and the public.</span></li>\n<li><span style=\"font-size: 12pt\">Promote Buttcon’s services and ensure client satisfaction.</span></li>\n<li><span style=\"font-size: 12pt\">Act as a liaison between all Project Team members, both internal and external.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure compliance with Buttcon’s Health and Safety Program.</span></li>\n<li><span style=\"font-size: 12pt\">Provide key leadership, set examples, and ensure safety minutes are provided.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure that all permits, insurance, and bonding are in place.</span></li>\n<li><span style=\"font-size: 12pt\">Supervise, mentor, coach, and train project personnel.</span></li>\n<li><span style=\"font-size: 12pt\">Conduct regular site reviews and meetings; prepare and distribute minutes accordingly.</span></li>\n<li><span style=\"font-size: 12pt\">Develop and manage project budgets, tracking expenses, and ensuring cost control measures are in place.</span></li>\n<li><span style=\"font-size: 12pt\">Prepare a cash-flow and update it as required.</span></li>\n<li><span style=\"font-size: 12pt\">Prepare monthly progress billings and monitor receipt of payment certificates.</span></li>\n<li><span style=\"font-size: 12pt\">Review and authorize sub-trade and material payments and ensure accurate cost coding.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure that sub-trade/supplier’s accounts are reconciled.</span></li>\n<li><span style=\"font-size: 12pt\">Prepare the baseline schedule; maintain and update it throughout the project.</span></li>\n<li><span style=\"font-size: 12pt\">Track delays and apply for Extensions of Time and additional costs.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure letters of delay are issued when required.</span></li>\n<li><span style=\"font-size: 12pt\">Assist in the tendering and award of trade contracts.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure material and subcontractor tenders are issued in a timely manner.</span></li>\n<li><span style=\"font-size: 12pt\">Manage the Change Order process.</span></li>\n<li><span style=\"font-size: 12pt\">Manage cash allowances.</span></li>\n<li><span style=\"font-size: 12pt\">Manage and resolve contractual and technical issues with consultants and trades.</span></li>\n<li><span style=\"font-size: 12pt\">Prepare and present monthly Project Cost Reports (Recon).</span></li>\n<li><span style=\"font-size: 12pt\">Prepare and distribute monthly project status reports to clients.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure the submittal process is implemented and executed as required by project timelines.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure submittal log and RFI logs are prepared and implemented.</span></li>\n<li><span style=\"font-size: 12pt\">Deal with all day-to-day correspondence and ensure that the job site receives all correspondence in a timely manner.</span></li>\n<li><span style=\"font-size: 12pt\">Convene pre-construction meetings and prepare and distribute meeting minutes.</span></li>\n<li><span style=\"font-size: 12pt\">Apply for substantial performance and total completion.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure that deficiencies are dealt with in a timely manner.</span></li>\n<li><span style=\"font-size: 12pt\">Ensure that all final monies are received at the end of the project.</span></li>\n<li><span style=\"font-size: 12pt\">Assist in securing new work by participating in estimates, proposals, and presentations as requested.</span></li>\n</ul>\n<p><span style=\"font-size: 12pt\"> </span></p>\n<p><span style=\"font-size: 12pt; The final compensation offered will be determined considering the candidate’s skills, experience, qualifications, and location.
